ANNUAL MAINTENANCE CONTRACTS:

Annual Maintenance Contract of HVAC system (With Material)

  • SCOPE OF WORK:
    • GENERAL
      • To maintain central air conditioning plant throughout the year (365 days).
      • To visit & check the machine every month.
      • To check/ replace/ rectify all electrical control related to air conditioning plant.
      • To replace the operation safeties in case of damage to the same.
      • Our engineer/ technician will carry all the tools & tackles required at site.
      • Our engineer/ technician will timely notify for the work to be taken up for maintenance of the machine to facilitate requisite shut down period.
      • All spare parts/ consumable item like fuses, refrigerant, compressor oil, bearings, controls, contacts, switches etc. will be supplied by us.
      • #. To attend all complaints.
      • #. To keep spare parts inventory required for smooth functioning of HVAC system.
         
    • HVAC SYSTEM
      • ( A ) CHILLERS
        • To maintain Chillers through out the year ( 365 days).
        • To check the proper operation of expansion valves every year and set the same.
        • To carry the proper functioning of microprocessor and take the control test.
        • To check / calibrate the proper functioning of flow switch.
        • To check the antifreeze and setting of the same every quarterly.
        • To check LP / HP cut out switches & to replace the same if found defective.
        • To attend to all the break downs including compressor failure.
        • To check the filter drier core and changing of the same if found necessary.
        • To clean the electrical panel of the m/c every quarterly with air blower.
        • Rewinding of the fan motor and compressor motor.
        • To check the leakages of refrigerant from the chilling units and rectify/ repair the same.
        • To change compressor oil and oil filters as per requirement.
        • To descale the condenser of machine as per requirement or maximum two times in a year.
        • Checking of sensors, control valves, control's equipment & cleaning of strainers.
        • To calibrate control instruments - Transducers, sensors & motor current, if possible.
      • ( B ) PUMPS
        • To maintain the pumps connecting to the system as per requirement.
        • To replace damaged gland packing with new one as per the requirement at site.
        • To replace bearing of Pumps and Motors if necessary.
        • To lubricate bearings for pumps and motors from time to time.
        • To clean the Strainer as and when required.
        • To make proper alignment of the pump, if necessary.
        • To replace the operation safeties in case of damage to the same.
      • (C) AIR HANDLING UNIT
        • To clean the filters of Air Handling Unit every month or as and when required.
        • To clean the cooling coil after every six months.
        • To check the belt tension & replace the same, if necessary.
        • To check and rectify blower pulley and motor pulley alignment as required at site.
        • To lubricate motor and blower shaft's bearings from time to time.
        • To replace defective bearings of blower or motor.
        • To replace/ repair defective control equipment such as thermometers, modulating motors, pressure gauges, valves etc.
        • To clean the drain line every quarterly.
      • (D) FAN COIL UNITS
        • To clean the filters of FCU's on monthly basis or as and when required.
        • To lubricate motor bearings.
        • To check and rectify the defective room thermostat.
        • To clean " Y " strainer of the ball valves.
        • To replace and rectify three way motorised modulating valves.
        • To replace and rectify ball valves.
        • To clean the drain pan & pipe as and when required.
        • To replace and rectify defective motors of FCUs .
      • (E) COOLING TOWER
        • To clean the spray nozzles, if found choked.
        • To clean the fills after every six month.
        • To clean the spray chamber / tank every quarterly.
        • To check and rectify the motor and blower alignment.
        • To lubricate the motor and blower shaft bearing as and when required.
        • To replace motor and blower bearings, if found defective.
      • (F) ELECTRICAL PANEL
        • To clean the electrical panel quarterly.
        • To tighten the electrical components related to the air conditioning system once in a month.
        • To replace and rectify the defective electric components timely.
        • To check the electrical circuits of air conditioning plants & rectify the same as and when necessary.

         

    • TIME SCHEDULE (RESPONSE TIME) FOR ATTENDING / COMPLETION OF PROBLEMS IN AC PLANT:
       
      3.1 MAIN CHILLING UNIT TIME
      3.11 Minor defects Mechanical & Electrical nature Same day
      3.12 Major electrical parts, starter SFU &
      control circuit etc.
      1-2 days
      3.2 COMPRESSOR BREAK-DOWN  
      3.21 Leakage Testing, gas charging & putting back in operation rectification of the same 5-7 days
      3.22 If compressor has to be opened due to any  fault, putting the same back in operation. 5-8 days
      3.3 PUMPS  
      3.31 Changing of pump glands Same day
      3.32 Changing of coupling Same day
      3.33 Changing of Bearings of Pumps/ motors 1-2 days
      3.34 Changing of motor 1-2 days
      3.35 Rewinding of motor 7-8 days
      3.36 Remetalising of shaft, sleeve etc. 7 days
      3.4 AIR HANDLING UNITS / FCU'S & AIR WASHER  
      3.41 Belt alignment Same day
      3.42 Cleaning of filter Same day
      3.43 Blower balancing 4 days
      3.44 Damper repairing

      Note: Our Average Response Time Target is 3 Working Hours
      2 days


       

      PARTS INVENTORY:
      In order to reduce the breakdown time and to ensure excellent performance of the system, we would keep ready stock of all the consumables and mandatory spare parts at site.
